Honest 2026 buyer's guide.
Sittee Point sits in Stann Creek District, southern Belize, at the mouth of the Sittee
River where it meets the Caribbean. It's roughly 10 minutes by car south of
Hopkins Village and 30 minutes south of Dangriga
town. The community is reached via the Hopkins road system and is well-marked from the
main Hopkins access road.
The geography is coastal: Caribbean to the east, Sittee River and mangrove wetlands to
the west. The Sittee River is navigable for small craft and is a recreational asset for
fishing, paddling, and wildlife viewing.
Community character
Small, low-density coastal community - quiet daily rhythm.
Predominantly newer construction (post-2015), foreign-owned homes and vacation properties.
Minimal commercial services - no grocery, pharmacy, restaurants inside the community.
A small number of caretaker-style services and some local-resident families.
Best for buyers comfortable with a 10-minute drive to Hopkins for daily needs.
The Sittee River and coastal beach are the main recreational draws.
Hopkins Village: walkable mile-long beach, restaurants and bars, Garifuna cultural character, growing expat community, 20–40% premium on comparable beachfront.
Most foreign buyers pick the village if they want any walkable amenity life; pick Sittee
Point if they specifically want maximum quiet and a lower entry price. The 10-minute
drive between the two means Sittee Point owners can use Hopkins for amenities while
living at the quieter base.
Infrastructure
Electricity: BEL grid across the community.
Water: typically private wells or community systems; no municipal water at Sittee Point.
Sewage: septic systems standard.
Internet: BTL fiber and Smart wireless available; Starlink redundancy increasingly common for remote workers.
Roads: paved access road to Hopkins; internal roads vary from paved to dirt depending on the section.
Cellular: reliable coverage from both major Belize carriers.
Investment outlook
Sittee Point's investment thesis is land appreciation rather than STR cash flow:
STR demand is weaker than Hopkins, Placencia, or Ambergris - limited walkable amenities, lower visitor brand recognition, fewer professional managers.
Appreciation has been real - lots have appreciated meaningfully since 2018 on the broader Hopkins-area growth trajectory.
Hold period matters - Sittee Point is a 5-10 year hold story, not a quick-flip market.
Build-and-rent is doable but yields are 2-4% net, not 4-6% as in Placencia Village or San Pedro.
