Frequently asked

Sittee Point quick answers.

Where is Sittee Point Belize?

Sittee Point is a small coastal community in Stann Creek District, southern Belize, just south of Hopkins Village. It sits at the mouth of the Sittee River where it meets the Caribbean, about 10 minutes by car from Hopkins proper. The community is newer and less developed than Hopkins Village - mostly residential lots, a small number of homes, and limited commercial services. Most owners are foreign retirees or vacation-home buyers.

How much does property at Sittee Point cost?

Sittee Point property runs $50K-$150K for inland or second-row lots, $200K-$500K for beachfront homes, and $150K-$400K for beachfront lots depending on size and position. Pricing sits below Hopkins Village beachfront equivalents because of fewer amenities and a quieter setting. Newer construction commands a premium; lots have appreciated significantly since 2018 but remain a lower entry point than Placencia or Ambergris Caye.

How does Sittee Point compare to Hopkins village?

Sittee Point is quieter, less developed, and more residential than Hopkins Village. Hopkins proper has restaurants, bars, dive shops, and a small but growing expat-resident community with cultural events; Sittee Point has very limited commercial services and a more isolated character. Hopkins pricing for beachfront runs 20-40% higher than Sittee Point equivalents. Buyers wanting Hopkins amenities and culture pick the village; buyers wanting maximum quiet and a lower entry price pick Sittee Point.

Is Sittee Point a good investment?

Sittee Point can work for long-term appreciation but is weaker than Hopkins or Placencia for STR yield. Lower visitor demand, limited rental management infrastructure, and minimal walkable amenities mean lower occupancy and lower nightly rates. Appreciation potential is real - the area is on the Hopkins growth trajectory and lots have appreciated meaningfully since 2018. Best for buyers prioritizing land appreciation, retirement use, or build-and-hold rather than cash-flow STR economics.

What infrastructure does Sittee Point have?

Sittee Point has electricity (BEL grid), cellular coverage, and BTL/Smart internet across most of the community. Water is typically private wells or community systems rather than municipal water. Septic systems are standard. Paved access road to Hopkins; internal roads vary from paved to dirt. No grocery, pharmacy, or medical clinic at Sittee Point itself - those are 10 minutes back to Hopkins or further to Dangriga (30 minutes). Internet reliability is good for remote work; redundancy via Starlink is increasingly common.

Is Sittee Point safe?

Yes - Sittee Point is consistently safe with very low crime. The small population, isolated geography, and tight community work against would-be criminals. Petty theft from unsecured properties is the main practical concern, especially during off-season when properties sit empty. Basic precautions handle it (security cameras, alarm systems, neighbor watch, on-site caretakers for absentee owners). Violent crime is rare in the Sittee Point/Hopkins area.
