What the Split is

The Split is a narrow channel cutting across the middle of Caye Caulker, separating the island into northern and southern halves. Created by Hurricane Hattie in 1961, which cut through the previously continuous island. The Split itself has become a popular swimming and social spot - the Lazy Lizard bar on the southern side is one of the island's best-known landmarks. Crossing between the halves is by boat, water taxi, or wading at low tide for the brief moments that's feasible. For the broader island picture see our Caye Caulker pillar.

Where North Caye Caulker is

North Caye Caulker is the section of the island north of the Split channel - roughly 3-4 miles from the Split up to the northern end where the island tapers into shallow flats and undeveloped land. Historically much less developed than the southern half because the southern half has all the infrastructure - village, water taxi dock, airstrip, restaurants, hotels. North Caye Caulker is increasingly developed but remains meaningfully quieter and more residential.

Access and transit

Water taxi or boat. Main water taxi terminal sits on the southern half; most visitors arrive south and then either cross by boat shuttle or arrange small boats directly to North Caye Caulker properties. Some North properties have private docks accessible directly from Belize City water taxis with prior arrangement. Golf carts and bicycles handle short distances on the north side; many residents use small boats for longer routes. Walking is feasible but distances become meaningful past the first half-mile north of the Split.

Investment case

Mixed. Rests on rising Caye Caulker tourism and relative scarcity of buildable land north of the Split. Existing North STR properties run 45-60% annual occupancy vs. 60-70% for southern Caye Caulker - guests prioritize the southern village's restaurants, bars, and water taxi convenience. Trade-off: lower acquisition cost on the north plus appreciation potential as development slowly extends northward. Works well for buyers willing to accept modestly lower STR yields in exchange for quieter ownership lifestyle.

Daily lifestyle

Quietest part of Caye Caulker. Very few restaurants or bars on the north side; almost everything you need from a tourist-infrastructure standpoint sits on the south side across the Split. Lifestyle is residential and outdoorsy - daily swimming, paddleboarding, snorkeling trips from private docks, slow-paced living. Most residents make daily or weekly trips across the Split for groceries, restaurants, water-taxi connections, social life. Buyers who want maximum quiet, privacy, and unobstructed sea views typically choose North Caye Caulker; buyers who want walking access to amenities choose southern Caye Caulker.
