Finding a licensed surveyor

Only licensed Belizean surveyors registered with the Lands and Surveys Department can produce survey plans accepted at the General Registry. Your independent attorney typically refers you to surveyors they've worked with. The Belize Association of Professional Surveyors maintains the licensed list. Avoid US-licensed surveyors or "informal" surveyors — their plans won't be accepted for title recording.

What happens if the survey reveals acreage doesn't match the listing?

Walk-away trigger or price renegotiation. If the surveyed acreage is meaningfully less than the listed acreage, you have grounds to either: (1) renegotiate the price to reflect actual land area, (2) walk away from the deal entirely (the listing was misleading), or (3) accept the smaller acreage at the original price if you're still satisfied with the property. Discrepancies of 5%+ should always trigger renegotiation; 15%+ discrepancies usually indicate the seller was either careless or misleading and walking away is often the right move.
